Retta Living optimizes costs and improves property management

The Retta Living service is a new service model used nationwide by Retta, developed to support the management of condominium maintenance. The service aims to ensure that property maintenance for condominiums is carried out on time, according to needs, and in a cost-effective manner.

A large portion of condominium costs, even more than half, comes from maintenance. By properly sizing services and conducting regular inspections, costs can be optimized, and the maintenance of properties, which involves a variety of tasks, can be improved.

The purpose of the Retta Living service is to assist in managing the overall property maintenance by defining the scope of services such as maintenance, cleaning, and other necessary services. This makes it easier for service providers to offer services and products at a fixed price, and the prices from different providers become comparable. For condominium owners, this results in better predictability of costs.

“Our maintenance management team is responsible for assessing the property’s maintenance needs. The team consists of experts with maintenance backgrounds and building services professionals who determine the scope of inspections for building components and technical systems. Retta also has a tendering team that handles the competitive bidding for condominium maintenance contracts as well as public tenders.”

“Services are tendered both regionally and nationally. We also offer services that local property maintenance companies do not provide, such as roof inspections,” Hurnonen adds.

He is responsible for overseeing the implementation of property maintenance contracts in collaboration with his expert team, who create maintenance programs for condominium associations. Pakkanen explains that creating a plan is essential because it enables proactive maintenance of the condominium. Proactive maintenance also results in savings for the condominium over time.

“When maintenance is carried out on time, it reduces energy consumption, for example, in ventilation systems. When filters are not clogged and the coils are clean, the air flows better, and energy consumption decreases. Similarly, the lifespan of equipment increases when it is properly maintained,” Pakkanen explains.

The Retta Living service significantly improves property maintenance management and monitoring by providing a clear electronic maintenance calendar. The calendar allows real-time checking to see if agreed tasks have been completed on time. The condominium board can also easily verify whether the planned maintenance tasks have been completed and when they were carried out. This brings clarity and reliability to property management.

“When all tasks are accurately recorded in the calendar and tailored to the property’s needs, it ensures that planned tasks, such as cleaning gutters and washing windows, are done at the right time. The electronic entries in the maintenance calendar confirm that the work has been completed. From a property manager’s perspective, this is exactly the type of property management we strive for. Previously, it was not as easy to verify the completion of tasks,” Yrjölä notes.

Proactive Maintenance – Cost Savings and Transparent Pricing

Retta Living helps maintain the value of a condominium through its maintenance program. Proactive maintenance ensures the property’s upkeep and provides the property manager with information on what repairs will need to be done in the future.

“Service providers find it easier to price the service because they don’t have to guess its content. This clarifies the services to be purchased by the condominium and reduces the number of separate charges, resulting in cost savings and transparency. Proactive maintenance helps avoid major repair costs and unforeseen expenses, keeping costs under control,” Pakkanen explains.

“The HVAC maintenance services have also been tendered, which brings additional benefits. The condominium can purchase pre-packaged HVAC services, such as replacing a toilet seat or kitchen faucet, at a fixed price, regardless of the duration of the work. The price list is the same for everyone, and partnership agreements have been negotiated to ensure a fixed price can be offered,” adds Yrjölä.

“With the maintenance program, we not only get future plans but also historical data. Without electronic maintenance records, we wouldn’t know what repairs or maintenance tasks have been done in the past. This historical data is a crucial part of property management,” concludes Yrjölä.
