The property manager, together with the housing association’s board, is responsible for the administration of housing companies in collaboration with partners such as maintenance companies. The property manager acts as the operational director of the housing association, following the instructions and orders given by the board.
The property manager’s workdays are very varied; they include customer service both on the phone and in meetings, meetings with housing associations or contractors, implementing decisions made in meetings, resolving housing association issues, liaising with partners, conducting competitive bidding, administrative project work, and visits to customer sites. The computer and phone are the property manager’s most important tools.
The property manager’s work is independent, with working hours and situations varying daily. The property manager can often schedule their own work. However, it is good to note that during the general meeting season, especially in spring, the work is often evening-oriented.
In property manager duties, a background in commercial, technical, or legal fields is beneficial. A degree in business administration, for example, is well-suited for the role of a property manager. Professional qualifications in property management provide a good foundation for those entering the field. Often, internships included in these training programs prepare individuals for property management work.

The qualities needed in property management work include planning, organizational skills, service orientation, social skills, the ability and desire to get along with different people, and communication skills. A willingness to learn new things and sufficient stress tolerance are also qualities of a good property manager.
