cooperation between property management and the board<\/h1>\n\n\n\n<h2 class=\"wp-block-heading\">Teamwork for the benefit of the housing company<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Over the past five years, a housing company in Tampere\u2019s Amuri district has replaced its lifts, windows, balcony doors and locking system, as well as repaired its roof and refurbished the joints between its fa\u00e7ade panels. Throughout this work, its finances have remained balanced and cooperation between shareholders, the board and property management has run smoothly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">How has this been achieved? The answer lies in a clear division of responsibilities, open communication and mutual trust. Over the years, responsibilities have settled into a natural pattern: property management focuses primarily on managing the housing company\u2019s finances, while the board\u2019s technical expertise supports the preparatory work for renovation projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sari Pyykk\u00f6nen, who has managed the Aktuaari housing company since 2022, and Kalle Koljander, Chair of the Board, both value this effective division of responsibilities.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cFrom the board\u2019s perspective, things work better when we don\u2019t pass every day-to-day matter on to property management. I have technical and IT expertise, so I\u2019ve looked into matters such as locking systems, window and balcony door replacements, building automation and internet connections,\u201d Koljander explains.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This has allowed Pyykk\u00f6nen to focus fully on financial management.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Alongside the division of responsibilities, open communication has played a key role. It has been particularly important during renovation projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cKeeping residents informed matters. They need to know what\u2019s happening and what condition our shared property is in,\u201d Koljander sums up.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to Pyykk\u00f6nen, a good example is the chair\u2019s review, which has become an established part of the opening of general meetings. It covers the work completed during the year and the projects ahead.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cWhen a housing company has a lot of people, you\u2019ll never achieve complete agreement. But there hasn\u2019t been any major dissatisfaction. I think that\u2019s because we can explain our decisions. We tell people why a particular solution was chosen and why another option was ruled out,\u201d says Koljander.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The importance of cooperation and communication has been especially evident when several renovation projects have overlapped. The property manager has overseen the projects\u2019 finances as a whole, ensuring that the work could be carried out in a controlled way.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">One particularly memorable example was a major window replacement project. Adding to the challenge, work on the door entry and locking systems began at the same time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe planning went well, cooperation with the contractor was smooth, and everything ran so effortlessly that there was nothing to complain about. It was almost a shame when the project ended,\u201d Koljander recalls.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Finally, Pyykk\u00f6nen and Koljander share their advice on making cooperation work.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe board should see the property manager as a partner \u2014 someone to work with to improve things for the housing company,\u201d says Pyykk\u00f6nen.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Koljander, in turn, encourages boards in particular to look ahead rather than dwell on the past.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cHousing companies may have a long history, but the current board and property management should focus on what to do next instead of going over old ground.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Both also emphasise the importance of trust.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cEveryone makes mistakes. What matters most is being able to discuss them openly and resolve things together.
